Landlords Beware (03/08/2011)

In a booming rental market, it is all too tempting for Landlords to disregard important legislation which may have serious consequences. According to a report on their website, Stoke-On-Trent City Council have recently successfully prosecuted one Landlord for failing to obtain licences for three properties required under the Housing Act 2004 for a house in multiple occupation (HMO). The website reports that the Landlord was fined £750 for each property by Fenton Magistrates Court and ordered to pay costs. Tenants are entitled to claim back rents for the period when the properties were unlicensed under the legislation.
