How has conveyancing changed due to the coronavirus pandemic?

The property market has seen a huge amount of upheaval and change in 2020. During lockdown, people were told that they were unable to move which disrupted thousands of transactions, and then in July the stamp duty holiday was introduced – this has seen the market bounce back slightly with many buyers keen to take advantage of this tax break. However, now we are back in another second national lockdown, how will this affect the property market?

How have our conveyancing team dealt with this new normal we are now facing? Laura Maggs, a Residential Property partner at Amphlett Lissimore was recently interviewed by Estate Agent Today where she discussed the changes that have been made within the firm to accommodate lockdown and beyond;

“We’re really busy. We’ve cleared our lockdown backlog of cases and seen a big increase in new instructions. We made a number of operational improvements pre-Covid, including the introduction of an electronic ID and source of funds checks; implementing a new Case Management System and the deployment of double screens to reduce reliance on paper.”

“The changes have served us well over the last few months, my teams have been brilliant at adapting to working from home.”

“We haven’t had many fall-throughs, but we’ve had a few transactions put on hold, although most are now back on track.”

The second national lockdown came into effect last week and will last until 2nd December. This lockdown is different though as earlier on in the month Housing Secretary Robert Jenrick confirmed that moving house will still be allowed during the restrictions, adding that removals firms, estate agents and tradespeople can continue to work but must follow Covid safety guidelines.
