Residential property purchase

If you ask us to act for you in your residential purchase, we will start work straight away, requesting title information and a draft contract from your seller’s solicitor. Once this has been received, we will raise enquiries and apply for the necessary searches, such as a local authority search which will reveal issues such as planning information and a drainage search in respect of sewers.

If you are obtaining a mortgage, your mortgage lender will send the offer to us. Once we have satisfactory search results and replies to our enquiries, we will report in full to you, to ensure you are happy to proceed. You will then sign the contract and mortgage deed.

We will discuss completion dates with you and any other parties in the chain and then exchange contracts. You will pay a deposit on exchange and the agreement to buy becomes legally binding at this point. If you are also selling a property, we will tie this in and use the deposit received on your sale for your purchase.

On the day of completion, we will send the balance of purchase money to your seller’s solicitor and they will tell the estate agent that the keys to your new home can be released to you.

Residential property sale

If we represent you in the sale of a property, we will commence putting together the necessary documentation as soon as you confirm your instructions. We will let you know what is required from you, such as replies to standard enquiries and any relevant guarantee documentation. This means that as soon as you accept an offer, we can send the contract package to the buyer’s solicitor so that they can start work.

We will work with you to reply to any enquiries they may raise, then ask you to sign the contract. When your buyer is ready to exchange, we will agree on a date for completion then formally exchange. At this point, the buyer will pay a deposit and the sale becomes legally binding.

On the day of completion, you can leave the keys with the estate agent once you have cleared the property and we will let you know once the sale money is received. If you have a mortgage to redeem, we pay this for you from the sale proceeds. We also typically discharge any estate agent’s fees and then send the balance to you.
