Since joining QualitySolicitors Knight Polson over a year ago I have seen a lot of activity in the property market. I have assisted in developing new contacts for the property team in new and established areas alike and with property developers, investors and those involved in professional services for property clients.
In March 2015, as Chairman of the Hampshire Chamber Asian Network, I arranged a property seminar at the Southampton Football Club. The focus was on property investment and development and I invited key property professionals working in the Solent region. Following the event, I worked with a number of property developers in acquiring sites across Southampton and Winchester. The event was a great way for attendees in the room and those that heard of the event afterwards to make new connections, discuss development sites and create joint ventures and synergies.
I made a number of key introductions on the night and a deal was put forward for a site in Southampton immediately after the event. The power of connecting likeminded individuals and adding value is only realised once a property deal is done and a site starts to be developed. There is a lot of activity in the local market and I look forward to being part of the success in the local market.
2015 for the firm was a very busy year. I worked on behalf of clients in acquiring land in Southampton for the development of 16 apartments, a concession unit in The Ageas Bowl, a new 70 seat restaurant and bar in Camberley, a new lease on an Industrial Unit in Hedge End and acquiring commercial premises in the City for a Recruitment Company. I also acted for a restaurant client in taking on premises for their chain and will be assisting in opening new restaurants in Newbury, Portsmouth, Bristol and Hove. It was also great to finish off the year with a new lease being granted to a ‘plc’ tenant for a Grade 2 listed property in Southampton City Centre and undertaking work for the potential sale of land for circa-£5m in Ocean Village.
I am confident that the property market will continue to flourish in 2016. I agree that there are certain new measures which property professionals will be keen to seek advice on such as the recent changes in Stamp Duty and those that are keen on property investment and development, would see the benefits of acquiring property in 2016 and beyond.
In 2016, I will be arranging a number of ‘invitation-only’ events for property investors and professionals. The events will focus on getting people together to meet other key-players investing in the local property market. I have arranged for property related professionals including banks, finance houses, developers, architects, accountants and investors to speak at these events.
