Buying, selling, leasing or just working from a commercial property is different to a domestic one. You need to think about:

- Planning and authorised use. If you are buying new premises, you will need to be sure that you can use them as intended

- Flooding and subsidence. Areas of Fetcham, Bookham and Effingham are subject to subsidence- and floods in Leatherhead hit the international news a few years ago.

- Contaminated land. Councils have a duty to investigate for historical contamination, and we have bought and sold properties in Mole Valley where contaminated land is an issue or investigations are ongoing. Usually the polluter pays, but if they can't be found the expense of a clean-up can fall upon you, the occupier.

Leases, Unilateral Undertakings and other commercial property documdents are complicated. We will do our best to explain them in a way which will suit you.

Sometimes in business you will need to take a commercial risk if something is not absolutely clear or safe. We can let you know what the options are and help you to make a decision on the risks.

Phone or e-mail us to take this forward.
