Our fees cover all of the work* required to complete the sale of your residential property, including disbursements.

Our costs (please add VAT at the current rate): -

Up to £100,000.00 £600.00 plus VAT
From £100,001.00 to £150,000.00 £650.00 plus VAT
From £150,001.00 to £200,000.00 £700.00 plus VAT
From £200,001.00 to £300,000.00 £750.00 plus VAT
From £300,001.00 to £400,000.00 £900.00 plus VAT
From £400,001.00 to £500,000.00 £1,075.00 plus VAT
Above £500,001.00 £1,500.00 plus VAT
Completion admin fee £20.00 plus VAT at current rate per transfer

Plus additional costs will apply for the following non standard matters:

For sale of unregistered Property £150.00 plus VAT at current rate
To process Redemption of Help to Buy or
other Equity Share Scheme £150.00 plus VAT at current rate
For sale of a new Build Property £300.00 plus VAT at current rate
For sale of existing Leasehold Property £300.00 plus VAT at current rate

In addition to our costs above, disbursements are fees/costs related to your matter that are payable to third parties, such as Land Registry fees. Whilst we never know the precise disburseatments until receipt of the documentation we presently anticipe the ones below on a standard transaction..

1) Land Registry official copy entries/Searches £6.00 to £24.00
2) Bank CHAPS Fee per bank transfer £15.35

This list is not exhaustive and other disbursements may apply depending on the documentation. We will update you on the specific fees upon receipt and review of the documentation.

How long will my house sale take?

How long it will take from the offer being accepted until completion will depend on a number of factors. The average process takes between six to twelve weeks but every transaction is different depending on individual situation.

It can be quicker or slower, depending on the parties in the chain. For example, if you are selling to a first-time buyer, with a mortgage in principle, it could take six weeks. However, if you are selling a leasehold property that requires an extension of the lease, this can take significantly longer, between two and three months. In such a situation additional charges would apply.

Stages of the process

The precise stages involved in the purchase of a residential property vary according to the circumstances. However, below we have suggested some key stages that you may wish to include:

  • Take your instructions and give you initial advice
  • Draft and submit contract documents to Buyer’s Conveyancers on receipt of initial documentation
  • Obtain initial settlement figures on all charges secured against the Property
  • Answer any written enquiries raised by the Buyer’s Conveyancers
  • Obtain further planning documentation if required
  • Give you advice on all documents and information received
  • Go through conditions of Contract with you
  • Send final contract to you for signature
  • Approve Transfer Deed and send it to you for signature
  • Agree completion date (date from which you will no longer own the property)
  • Exchange contracts and notify you that this has happened
  • Obtain final settlement figures on all charges registered against the Property
  • Complete sale
  • Deal with the redemption of the charges secured against the Property
  • Pay selling agents from proceeds of sale (if applicable)
  • Pay net proceeds of sale to you

* Our fee assumes that:

a. this is a standard transaction and that no unforeseen matters arise including for example (but not limited to) a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction
b. this is the assignment of an existing lease and is not the grant of a new lease
c. the transaction is concluded in a timely manner and no unforeseen complication arise
d. all parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation
e. no indemnity policies are required. Additional disbursements may apply if indemnity policies are required.

Non-Fixed Fees

In addition to the fixed fees, in certain circumstances, additional work may be required such as the preparation of a Deed of Variation, a Deed of Easement or a Statutory Declaration. These would incur additional fees which can vary depending on the amount of work involved. An estimate would be provided to you at that point, before any of the additional work is carried out, to ensure that you are happy with the same.
