HM Land Registry – changes to signing deeds during Covid-19

In response to the Covid-19 pandemic, from today, HM Land Registry has announced temporary changes when verifying a person’s ID and signing deeds.

The Registry will now accept deeds signed using the ‘Mercury signing approach’.  This process involves capturing a signature page with a scanner or camera and emailing the image to the conveyancer.  Signatures still need to be signed in pen and witnessed in person (not by video call).

In addition to conveyancers and chartered legal executives, verification can now also be undertaken by people working in various professions including teaching staff, doctors and police officers.  For full details of HM Land Registry’s evidence of identity requirements: Practice Guide 67A, click here.

HM Land Registry is regularly monitoring its practices, policies and procedures and even though these changes are temporary, they will help to improve the process for transactions during these challenging times.
