  • Accompanied viewings
  • Tenant referencing and affordability check
  • Preparation of tenancy agreement and inventory/schedule of condition
  • Meter readings and notifying of service providers
  • We can arrange the annual gas safety certificate (cost to be paid by the Landlord)
  • Collection of deposit which is then placed with the Deposit Protection Scheme
  • Monthly rent collection
  • Instruction of contractors for maintenance
  • Quarterly property inspections
  • Negotiation with tenant regarding tenancy renewals and rent reviews
  • End of tenancy check out report

Non – Managed / Let Only: 

  • Marketing of property to include brochure with photographs, website listings, social media features, display within our office and to let board
  • Accompanied viewings (however we recommend you meet with any prospective tenants)
  • Tenant referencing and affordability check
  • Preparation of initial tenancy agreement and inventory/schedule of condition (please note, you will be responsible for the check in/check out procedure)
  • Deposit collection and payment to you for deposit protection  
  • First month's rent collection
