Conveyancing Solicitors and Licensed Conveyancers

In short

Conveyancing is the legal process of transferring ownership of a property from seller to buyer — covering everything from searches and contracts to Stamp Duty Land Tax and registering your ownership with the Land Registry. Moving home isn’t cheap, so having the right legal team, with no hidden costs, matters. Call 08082747557 for a free initial assessment, or get an instant conveyancing quote.

What does a conveyancing solicitor actually do?

We handle the full legal side of moving home, whatever stage of the journey you’re at: buying a house, selling a house, buying and selling at the same time, remortgaging, buying a leasehold property, transferring equity, or buying to let. In every case, the job is the same — to protect your legal position, uncover anything that could cause a problem before you’re committed, and get you to completion as smoothly as possible.

The conveyancing process, step by step

  1. Instruction — we take your instructions and gather the property information we’ll need to get started
  2. Investigation — we review the title documents and carry out property searches (typically local authority, water and drainage, and environmental searches), and draft or check the contract
  3. Mortgage and financial arrangements — we liaise with your mortgage lender, if you have one, and report to you on the results of our investigations
  4. Exchange of contracts — you and the other side's legal representatives exchange signed contracts, creating a legally binding agreement and fixing your moving date; a deposit (typically around 10% of the price) is usually paid at this point
  5. Completion — the balance is transferred, you collect the keys, and we pay any Stamp Duty Land Tax due and register the change of ownership with the Land Registry

What conveyancing costs

There are two types of cost involved in moving home. Legal costs are what you pay your solicitor or conveyancer for their work, usually based on the value of the property, and you should always be told this figure upfront — be wary of any quote with a very low headline fee that hides extra costs in the small print. “Disbursements” are costs paid to third parties on your behalf, such as search fees and Land Registry fees, which your solicitor or conveyancer pays and then recovers from you as part of their bill.

How Long Does Conveyancing Take?

The average conveyancing timeline is between 8 and 16 weeks, although every property transaction is different. The length of the conveyancing process can be affected by factors such as property chains, mortgage approvals, local authority searches and leasehold enquiries.

Freehold purchases are often completed more quickly, while leasehold transactions may take longer due to additional checks relating to ground rent, service charges and management company information.

An experienced conveyancing solicitor can help reduce conveyancing delays by identifying potential issues early, resolving enquiries promptly and keeping all parties updated throughout the transaction. Our conveyancing services are designed to help your purchase or sale progress as smoothly as possible, from instruction through to completion.

Conveyancing for First-Time Buyers

Buying your first home can feel overwhelming, but an experienced conveyancing solicitor can guide you through every stage of the first-time buyer conveyancing process. From reviewing contracts and carrying out property searches to liaising with your mortgage lender and handling the transfer of funds, we help ensure your purchase progresses smoothly.

Our conveyancing services for first-time buyers include explaining legal documents in plain English, identifying any issues that could affect the property and advising on Stamp Duty Land Tax relief for first-time buyers where applicable.

Stamp Duty Land Tax (SDLT)

Stamp Duty Land Tax is a tax charged on residential property purchases in England and Northern Ireland, and must be paid within 14 days of completion. Rates changed from 1 April 2025:

  • Up to £125,000 — 0%
  • £125,001 to £250,000 — 2%
  • £250,001 to £925,000 — 5%
  • £925,001 to £1.5 million — 10%
  • Over £1.5 million — 12%

If you already own a property and are buying an additional one, an extra 5% typically applies on top of the standard rate. First-time buyers benefit from relief: no SDLT on the first £300,000 of the price, and 5% on the portion between £300,001 and £500,000 — the relief doesn’t apply above £500,000. In Wales, Land Transaction Tax (LTT) applies instead of SDLT, at different rates and thresholds, and must be paid within 30 days of completion; we’ll confirm exactly what applies to your purchase.

Other property services we offer

Alongside standard buying and selling, we also help with transferring ownership of a property outside a sale (for example following separation, divorce, or a gift to a family member), and with remortgaging when you want to switch to a better deal or release equity from your home.

Conveyancing FAQs

What is the difference between a solicitor and a licensed conveyancer?

Both can carry out conveyancing work. Solicitors are qualified to advise on a wider range of legal matters, while licensed conveyancers specialise specifically in property transactions.

What property searches are carried out during conveyancing?

The searches required will depend on the property, but commonly include local authority, water and drainage, and environmental searches. Additional searches may be needed depending on the property's location.

What happens on exchange of contracts?

Exchange of contracts is when signed contracts are formally exchanged between the buyer's and seller's legal representatives. Once contracts are exchanged, the transaction becomes legally binding and a completion date is agreed.

What happens on completion day?

On completion day, the purchase funds are transferred to the seller, ownership changes hands and the buyer can collect the keys to their new property.

Can conveyancing be delayed?

Yes. Common causes of conveyancing delays include issues identified during property searches, delays with mortgage lenders, leasehold enquiries, management company responses and complications within a property chain.

Do I need a conveyancing solicitor if I am a cash buyer?

Yes. Even if you are not obtaining a mortgage, a conveyancing solicitor can carry out the legal checks, searches and investigations needed to protect your interests and ensure ownership is transferred correctly.

Can you help with leasehold properties, remortgaging and transfer of ownership?

Yes. In addition to buying and selling property, we can assist with leasehold conveyancing, remortgaging, transfer of title matters and buy-to-let property transactions.
